Turn a floor plan into a measurable layout report.
Upload a plan, mark walls and furniture, and get a reproducible PDF analysis in under ten minutes: utilisation, clear widths, daylight orientation, furniture fit, and sightlines — each with a ranked, specific action.

Three steps, one PDF
Built for the person who has to make a decision on a plan that is still being negotiated — not for a survey team.
Draw or upload the plan
Paste a floor plan image, or trace walls directly on the canvas. Drop doors, windows, and the plan's north vector. Ten minutes for a typical apartment.
Place the furniture
Pick items from a library with real footprints and service clearances, or enter your own dimensions. Rooms are labelled as you go.
Download the report
The engine runs the same rule set every time and returns a multi-page PDF: metrics, flagged conflicts, and ranked actions with distances in millimetres.
What the report actually contains
Every figure is calculated from the geometry you supplied. The same input always produces the same output, and each number can be traced back to a measurement on the plan.
Space utilisation
Occupied versus circulation area per room, as a percentage, with the boundaries drawn on the plan so you can check the arithmetic by eye.
Circulation clearance
Measured clear width of each primary path between the two nearest obstructions, flagged against thresholds you set (900 mm, 1100 mm, or custom).
Daylight orientation
Glazing orientation relative to plan north, mapped to an approximate daily direct-sun window for the latitude you enter. Useful when comparing two units.
Furniture fit and clearance
Footprint versus room boundary, plus required service clearance for doors, drawers, and seating. Conflicts are listed, not estimated.
Sightline analysis
Line-of-sight between doorways, seating positions, and windows. Flags direct views into a bed or work position from an entrance.
Ranked recommendations
Each recommendation is an instruction with a distance and a direction: shift this desk 400 mm east to restore a 900 mm path. No predictions, no scores you cannot verify.

Questions
Is this an architecture, engineering, or safety service?
No. LayoutAudit is a software tool that calculates geometric relationships from the plan data you enter. It is not a survey, not a structural or fire-safety assessment, and not a substitute for a qualified professional's site visit. Measurements are indicative and depend on the accuracy of your input.
Does it use AI to write the report?
No. The report is produced by a deterministic rule engine over your plan geometry. No generative model writes the text, no images are synthesised, and the same input always yields the same output. That is deliberate: you need to be able to defend every line to a client.
Can I put my own logo on the report?
Yes on Pro and Studio. The report header, footer, and cover page accept your logo and firm name; the underlying engine and metric definitions stay the same.
Who handles billing and refunds?
Paddle.com Market Ltd. is our Merchant of Record. Your order, invoice, tax, and refund all run through Paddle. Refund requests within 14 days are honoured — see the Refund Policy.
What happens to my plans?
They are stored to generate and let you revisit your reports, encrypted in transit and at rest, and never used to train models or shared with other customers. You can delete a project or your account at any time. See the Privacy Policy.
